What's Included
A packaged unit that is running on the day of the inspection is not the same thing as a unit the incoming tenant can live with. Shelair inspects commercial air conditioning before settlement and writes the result in a form a solicitor can put on the file. Sellers already ask us to get a failed system going long enough to hand the building over. This service records age, refrigerant, what was running, and the defects that will sit with the buyer or the incoming tenant. Cold rooms and refrigeration on the premises are included on the same visit.

Frequently Asked Questions
Do you inspect before a commercial lease starts, or only on a sale?
Both. Incoming tenants use the same report before they take possession, particularly where the lease makes them responsible for air conditioning from day one.
Is a building and pest report enough?
No. A building inspection does not record refrigerant, compressor condition, cold-room temperature or whether a rooftop package unit is near the end of its life.
Can you attend on short notice before settlement?
Yes. Most reports are booked inside the same week. Access is the usual delay.
What does the report not do?
It does not certify NCC compliance, it does not guarantee the plant will not fail, and it will not find every internal defect. It records what a licensed technician could see and test on the day.
Is this the same as getting the system going for handover?
No. Getting plant running for handover is a repair. This is a written condition report.
